Screening Criteria

1. Income

  • Applicants must have an income of 2.5 times monthly rent.
  • Full-time students’ income may be based on parental support.

​2. Credit

  • Applicants must have a credit score above 675.
  • No credit is also allowed for full-time students.

3. Background Check

  • Applicants must pass a background and character reference check that includes:
    a) Verification of identity (we do not accept reusable screening reports)
    b) Verification of previous tenancy and references from landlords
    c) Sex Offender check
    d) Credit check to demonstrate responsible and timely payment history
    e) Verification of employment / income

4. Tour

  • Applicants should tour before applying
